Показано, что многие садовые участки, расположенные вдоль транспортных магистралей, приобретаются предпринимателями для организации придорожного бизнеса. Даны причины увеличения стоимости и сроков нового строительства вместо сносимых вторых жилищ.</p></abstract><trans-abstract xml:lang="en"><p>The paper deals with the proportional dependence between the space planning and cost parameters of second homes situated within the city boundaries and its population. It is shown that many of garden areas located along the highways, are purchased by businessmen for the organization of a roadside business.
