Предложена типологическая модель элементов системы центра города, позволяющая выявить и типизировать общественно-деловые субцентры - территории города, идентичные, но не тождественные его центру. Типологизация производится посредством квалиметрического ранжирования по трём уровням признаков: «экономико-географические детерминанты - архитектурно-градостроительные детерминанты - архитектурно-градостроительные опции», определяющим соответственно «класс - тип - подтип» центра. Класс субцентров определяется автономностью, полифункциональностью, преобладанием функций третичного сектора экономики. Выявлены следующие типы общественно-деловых субцентров: «точечный», «невыраженный», «выраженный», «вторичный центр», «центр города-спутника», «тотальный центр».

The paper presents the model of urban typology of central elements of the city which allows identifying and typifying cultural and business complexes, i.e. urban territories not identical to its centre. Classification of the city centers is obtained via qualimetric ranking by the three-level criterion approach, namely: economical and geographic determinants - urban determinants - architectural and town-planning options. These determinants correspond to class - type - sub-type of the city center. The class of cultural and business complex is determined by autonomy, multi-functioning, and predominance of the function of the tertiary sector of economy. The following types of complexes are detected: spot, implicit (resembles Lang’s ‘Edgeless City’), explicit (resembles Garreau’s ‘Edge City’), secondary business centre, satellite city centre, and total centre.
